Clubbing of schemes can make a project more viable by increasing the size of the project and reducing the premium. There are two types of scheme clubbing:
Clubbing of two slum rehabilitation schemes: This is permissible within the same island city, within the same western suburbs, within the same eastern suburbs, or in adjoining wards or the same ward. The premium is 30% of the difference in ready reckoner rates of unearned income.
Clubbing of a society redevelopment or open plot scheme with a slum rehabilitation scheme: This is permissible within 5 km of each other or in adjoining wards or the same ward. The premium is 40% of the difference in ready reckoner rates of unearned income.
In both cases, the advantage of clubbing schemes is that it allows for a larger project, which can reduce the premium per unit. Additionally, PTC tenement units are available in the current market at a rate of ₹140,000 to ₹200,000 per square meter, depending on the location of the scheme
